Casares Costa, Casares Golf, or Casares Pueblo: which part fits you?

“Casares” covers three markets that behave nothing alike, and conflating them is the most common mistake we see from buyers researching the area from abroad.

Casares Costa is the coastal strip toward Manilva and Estepona — new marina developments, beachfront apartments, and the area seeing the fastest off-plan activity right now. It behaves like a younger, cheaper version of what Estepona's New Golden Mile looked like five years ago.

Casares Golf sits inland around the golf courses, lower density, larger plots, and villa-led development. Prices per square metre are often lower here than on the coast, for buyers who value space and quiet over walkability to the beach.

Casares Pueblo is the whitewashed hilltop village, protected heritage status, near-zero new construction, and the smallest, slowest-moving market of the three. It isn't really an off-plan market at all — it's a scarcity play on an existing, fixed stock of village property.

Which one fits depends less on budget and more on what you actually want day to day: beach and marina life, golf and space, or a quiet village that will never look much different than it does today.
